A modular, off site first approach enabled the design team to respond to the constraints of this busy urban site while minimising disruption to surrounding infrastructure. By moving much of the construction off site, the project reduced waste, noise and traffic during the build, a significant benefit within a dense urban estate, and allowed for greater precision in the building envelope, supporting high levels of airtightness and thermal performance.

Plant and services are consolidated within mezzanine zones, while high performance building systems help reduce operational energy use over the long term. The building has achieved a BREEAM Excellent rating, reflecting its strong environmental performance. Together, these measures demonstrate HTA’s commitment to delivering well designed buildings that address the climate challenge without compromising design excellence.
