HTA led the planning strategy for the redevelopment of the former Mayfield Hostel site in Lewisham, working closely with Metropolitan Workshop to unlock its potential for affordable housing. The planning team first addressed viability issues with an earlier, unbuilt scheme, supporting Lewisham Council’s ambition to make better use of the site. This led to a revised proposal of 64 homes in three buildings of three to six storeys. Homes are delivered as Affordable Rent and Shared Ownership, responding to local housing need and policy priorities.

HTA’s approach focused on shaping a coherent and contextual response to the site’s residential setting. Retaining mature trees and framing a central courtyard helped strengthen the case for increased height while preserving a sense of scale and enclosure. A refined massing strategy along Burnt Ash Hill reinforces the street frontage and contributes to the character of the wider neighbourhood. A key achievement was the successful removal of the site’s commercial use allocation, replaced with 100% affordable housing following extensive consultation and evidence of need. Through continued engagement with Lewisham’s planning officers and design review panels, the team demonstrated how a revised scheme could deliver a viable and socially beneficial outcome.
